The building is currently undergoing an extensive £8.5 million refurbishment and will be converted into an affordable high-end serviced office, which will be open to tenants from June 2019.
The creative design behind the 37,500 sq ft. serviced office has been inspired by the theme of “happiness”, intended to help boost productivity and wellness in a professional, HQ quality standard office – created for those who appreciate style with a twist.
Office Space in Town’s extensive, state-of-the-art refurbishment will incorporate over 475 workstations split over five floors, each with its own individual colour treatment. The building will boast nine individually designed meeting rooms – each based upon the theme of ‘what makes you happy’. From a quirky hot air balloon designed room, to an aquatic haven, deep down ‘under the sea’ – each meeting room will transport you to your own personal nirvana in a matter of seconds.
The building will also feature stunning client lounges, generous free break out spaces, spotlessly clean communal kitchen areas, a gym studio, cycle storage, shower facilities and sit-stand desks as standard. To align with the focal theme of happiness and encourage wellbeing and mindfulness in the workplace, the office will display a number of inspirational happiness quotes at every corner – ensuring tenants are motivated and in a healthy mind-set. Put simply, Blackfriars @ 22 Tudor Street is set to be the happiest place to work in London.
Once complete, the building will provide some of the city’s most sophisticated office space. The building will be the first in the UK to feature Clear View Dynamic Glass – intelligent, electrochromic windows that automatically tint to maximise natural light and reduce heat and glare. The building will also boast the most-up to date technology, set to gain a Wired Score rating of Platinum, high standard soundproofing and individually controlled air conditioning, to support our clients’ growth and business needs.
Blackfriars at 22 Tudor Street offers companies unrivalled connectivity with excellent communication and transport links. It is well-served with tube and bus connections as Blackfriars Station is only a four minute walk and Temple and City Thameslink stations are also within a short distance, providing easy access to London’s City, Gatwick and Luton airports.

The office has been designed by Sam Kopsch Studio, and the fit out is being managed by commercial office design specialists, Area. Opening officially for tenants in June, Blackfriars will offer serviced office space for between 2 and 40 people to rent on flexible terms.
