Regency Residential transforms Manchester city centre Grade-II listed mill

Group, has completed a major conversion of a Grade-II listed building in Manchester’s Chinatown.

Situated within the Whitworth Street Conservation Area, 2 Harter Street, once a Victorian paper mill, has been transformed into 22 boutique one and two-bedroom and duplex apartments.

Regency Residential has fully restored the seven-storey building for modern city centre living. Works were completed in October 2017.

The one-bedroom properties offer an average 495 sq. ft. of open-plan space, with two-bedroom and duplex apartments providing an average 732 and 936 sq. ft. respectively.

Each property combines modern, high-specification fixtures with original period details, including painstakingly refurbished wooden staircases and beams, sash windows and ironwork.

All 22 apartments were sold off-plan, with prices starting from £166,000. The building welcomed its first new residents on the 27th November.

Chris Taylor, managing director at Manchester-based Regency Residential, said: “Buildings like 2 Harter Street – with their immediately recognisable terracotta and red brick exterior – are an integral part of Manchester’s industrial heritage.

“The building was in a state of disrepair, which would have deterred many other developers – however, we saw this as an opportunity to preserve a part of Manchester’s history. We’ve been entirely sympathetic to the building’s existing assets, working meticulously over the past year to minimise the impact on the structure and honour its integrity for generations to come. We are thrilled with the end result.

“There is an undeniable appetite for high quality, city centre conversions of this kind, which are extremely attractive to young professional buyers and investors alike – as evidenced by the speed of sale of these 22 units. We have similar developments in the pipeline for Cambridge Street and Gould Street, which will likely garner similarly strong interest.”
